The parameters used for this market analysis were:  the "Mayfair" and "Castor Gardens" sections of Philadelphia, 3 bedrooms, row homes, GLA of 1,100 to 1,400 square feet.  Data was gathered from Trend MLS.  The resulting graphs (below) tabulate trends (in rolling three month increments) for 2,102 sales that closed during the period from 6/1/2006 to 8/31/2009 as well as 194 current active listings.

Three Month Median Close to List Price: Represents the trend in median sales to list price ratio.
