The parameters used for this market analysis were:  Springfield (Delaware County), Pennsylvania, Detached, Colonial style homes, age range of 35 to 100 years.  Data was gathered from Trend MLS.  The resulting graphs (below) tabulate trends (in rolling three month increments) for 315 sales that closed during the period from 6/1/2006 to 8/31/2009 as well as 36 current active listings.
